Spring Property Turnover: Get Your Nantucket Property Ready for Season

Spring on Nantucket is a magical time. The island comes back to life, the ferries get busier, and rental property owners are scrambling to get their places ready for the summer season.

Whether you manage a vacation rental, have a seasonal home, or are preparing a property for new tenants, a thorough spring turnover prevents problems and makes sure your property is ready to impress.

After 25 years in the building trades, I've put together this comprehensive checklist from real experience. Skip these items and you'll be dealing with complaints, repairs, and unhappy guests.

1. Heating System Spring Transition

If you turned your heat way down for winter, it's time to bring it back up. But don't just crank up the thermostat—ease into it.

  • Replace or clean heating filters
  • Test thermostat for proper operation
  • Check that all vents are open and unobstructed
  • If you have a heat pump, make sure it's switching between heating and cooling modes properly

2. Water Systems: From Winter Storage to Full Use

Winter can do a number on your plumbing. Here's what to check:

Water Heater

  • Test the temperature setting (120°F is ideal)
  • Check for leaks around the tank and connections
  • Consider flushing the tank if you haven't in a while (removes sediment)
  • Make sure it's set to "Summer" or appropriate mode if your system has that

Plumbing Inspection

  • Check all faucets for leaks or drips
  • Test toilets for running or leaking
  • Inspect under-sink cabinets for water damage or mold
  • Make sure all drains are flowing freely
  • Turn on outdoor faucets and check for leaks

3. Appliances: Full Inspection and Deep Clean

Your appliances sat idle or were operating intermittently all winter. Here's how to get them ready:

Refrigerator

  • Clean condenser coils (back or bottom of unit)
  • Clean the interior with a mild cleaner
  • Check door gasket seal
  • Empty and clean drip pan if accessible
  • Set to proper temperature (35-38°F for fresh, 0°F for freezer)

Washer and Dryer

  • Inspect hoses for cracks, bulges, or leaks
  • Clean washer drum with washing machine cleaner
  • Clean dryer vent thoroughly (fire hazard!)
  • Check dryer lint trap and clean
  • Make sure dryer vent exterior flap opens and closes properly

Dishwasher

  • Clean filter basket
  • Run a cleaning cycle with dishwasher cleaner
  • Check spray arms for clogs
  • Inspect door seal

4. Exterior and Curb Appeal

First impressions matter. Your property's exterior is the first thing guests see.

Landscaping

  • Rake up winter debris, leaves, and dead branches
  • Trim shrubs and trees that encroached on the property over winter
  • Check outdoor lighting—all bulbs working?
  • Inspect and clean deck or patio
  • Check fencing for winter damage
  • Test outdoor faucets and irrigation systems

Exterior Structure

  • Walk the perimeter—look for foundation cracks or settlement
  • Check siding for damage from winter storms
  • Inspect roof from ground level (or hire a pro)
  • Clean gutters—spring rains need to flow freely
  • Check the chimney if you have a fireplace
  • Inspect deck or porch for loose boards or railings

5. Interior Deep Clean

Even if you had a cleaning service during winter, a deep spring clean is essential:

  • Professional carpet cleaning (or replace if needed)
  • Clean all windows—inside and out
  • Wash walls and touch up paint where needed
  • Deep clean kitchen—appliances, cabinets, counters
  • Bathrooms: grout, caulking, fixtures
  • Change HVAC filters
  • Have air ducts cleaned if not done in the last 2-3 years

6. Safety Systems

These are non-negotiable:

  • Test all smoke detectors and carbon monoxide alarms
  • Replace batteries if needed
  • Check fire extinguisher dates and pressure
  • Test emergency exits and windows
  • If you have a security system, test it
  • Check that house numbers are visible for emergency responders

7. Vacation Rental Specifics

If you're preparing a vacation rental, there's more to do:

  • Review and restock consumables (toilet paper, paper towels, soap)
  • Check all linens and towels—replace worn items
  • Audit kitchenware and cookware
  • Test all TVs, streaming devices, and WiFi
  • Make sure welcome book/guide is current
  • Check local regulations for rental permits and compliance
  • Review your insurance coverage
  • Update listing photos if needed

8. Documentation: Photo Before and After

Before you start any work, take photos. Document the condition of your property—this protects you from false damage claims and helps with insurance if something goes wrong.

  • Roof inspection
  • Chimney cleaning and inspection
  • Air duct cleaning
  • Carpet cleaning (for professional results)
